Dorit Kemsley Facing Pre-Foreclosure On $6.5M Mansion As $842K Debt Drama Mounts

Dorit Kemsley is reportedly facing serious financial trouble as her home has entered pre-foreclosure amid mounting debt.

The The Real Housewives of Beverly Hills star and her estranged husband Paul “PK” Kemsley purchased their Encino mansion in August 2019 for $6.475 million. Now, new reports claim the property is facing foreclosure after multiple lenders filed default notices tied to hundreds of thousands of dollars in unpaid loans.
According to records cited by RadarOnline, two lenders — Tanka LLC and Private Money Solutions — filed a notice of default on January 21 over loans totaling $750,000. With interest added, the total outstanding amount is reportedly $842,376.
The loan was originally taken out in February 2022, and documents suggest the last payment may have been made in September 2025.
Inside the mounting debt claims
The six-bedroom, seven-bathroom Encino property was reportedly financed through several unconventional lenders when Dorit and PK purchased the home.
Mortgage specialists and California foreclosure experts have now allegedly been brought in to recover the missed payments. If the debt is not resolved, the property could move into a non-judicial foreclosure — a process that allows lenders in California to foreclose without going through the court system.

Another financial issue also surfaced late last year.
In December 2025, finance firm Prime Recon LLC filed a separate notice of default claiming it is owed $5,196,750 on the primary mortgage, along with $294,321 in missed payments and penalties that allegedly accumulated between April and December.
It remains unclear from public records whether that particular debt has since been resolved.
Recent financial moments raise eyebrows
The financial headlines come as Dorit has faced questions from viewers in recent months.
During a recent episode of The Real Housewives of Beverly Hills, Dorit’s credit card was declined while she was shopping at a Hamptons boutique. She later explained the issue was due to a fraud alert on the card.
Meanwhile, Dorit also dealt with a smaller payment dispute last year involving her former hairstylist, Chris Dylan.
The stylist posted screenshots of messages online claiming Dorit owed him a four-figure amount for styling her hair for appearances and events, including attending a Los Angeles Lakers game.
After publicly calling out the alleged unpaid bill, Dylan later updated followers on TikTok, writing, “After months of begging finally paid in full thank you guys.”

According to court documents obtained by TMZ, the former couple’s company, Burruss Tucker Restaurant Group, has been ordered to pay $140,509.10 to their former landlord following a dispute over their restaurant, Blaze Steak & Seafood.
The restaurant, which has been featured in conversations among fans of The Real Housewives of Atlanta, had been involved in a legal battle with its landlord for more than a year.
The landlord initially claimed that Burruss Tucker Restaurant Group owed more than $200,000 in unpaid rent and repair costs tied to the property.
According to the court filings, the parties eventually reached a settlement agreement. Under the deal, Kandi and Todd’s company agreed to pay $140,509.10 to resolve the claims related to the lease and remediation costs tied to the restaurant.
However, the company denied any wrongdoing during the dispute and also filed counterclaims against the landlord related to the lease agreement.

After the back and forth in court, the judge determined that the settlement agreement between the parties was valid and binding. The agreement resolved all claims connected to the dispute.
As part of the ruling, the court ordered that Burruss Tucker Restaurant Group must pay the $140,509.10 outlined in the settlement, while all other claims between the parties will be dismissed.

Amanda Frances is addressing the questions, criticism, and curiosity surrounding her life as viewers watch her settle into season 15 of The Real Housewives of Beverly Hills.

The self-proclaimed “Money Queen” has had a rocky introduction to the group, with several cast members openly questioning how she built her multimillion-dollar business by teaching mindset and manifestation. Now, Frances is speaking out and explaining exactly how she makes her money — while also opening up about her past, including growing up with very little and her experience leaving a cult.
In a new interview with People, Frances said she isn’t surprised that some of the women are skeptical of her career.
“[The women are] like, ‘How could you possibly make money teaching people about mindset and energetics and self-help and you apply these spiritual things to business? Who makes money that way?’” she said.
Frances insists that the concept isn’t nearly as unusual as people make it seem.
“Well, like a lot of f—ing people: Tony Robbins and Gabby Bernstein. We could make a huge list of people. I didn’t invent self-help,” she added.
Before building her business, Frances says she grew up in a very different environment in Sand Springs, Oklahoma, where money was tight and opportunities felt limited.
She recalled that her family often had to stretch every dollar, even sharing bath water between siblings and making homemade versions of snacks they couldn’t afford.
“If you always grew up with some amount of privilege and some amount of wealth around you, you don’t know that when you’re growing up in an environment without that, it almost feels unavailable — it almost feels impossible,” Frances explained.

“In the world I grew up in, the vast majority of the time, the vibe was just, ‘It is what it is. This is how life works.’ There wasn’t a lot of talk about questioning it or breaking out of it.”
When Frances joined RHOBH, her income quickly became a major topic among the cast. Several of the women questioned how she generates revenue from online courses centered on manifesting wealth and shifting mindset.
According to Frances, the concept is actually pretty straightforward.
“If I were to break it down just real simply, I self-published my book. I had great success, so I created a course called ‘Self-Published,’” she said, referring to her 2021 book Rich As F*ck: More Money Than You Know What to Do With.
“I made a few million dollars selling digital courses online, so I created a course called ‘Sell From Your Soul’ on how to sell. I have a course called ‘Course Creation Queen.’”
Frances explained that her programs often grow out of strategies that worked for her personally.

“Essentially, every time I was doing something well, I was like, where can I put that in my body of work to help people?” she said.
In addition to courses, she also runs a mentorship program she calls a “Mastermind,” where she works closely with a group of entrepreneurs as they grow their businesses.
Frances describes her work as a more holistic approach to finances that blends emotional well-being, mindset, and personal development.
“Not everyone likes a spiritual and energetic approach to money and business,” she admitted. “But many people do.”
“The principles for releasing a limiting belief or working through a false perception are the same whether we’re talking about money or anything else,” she continued. “And as I was conquering that for myself, I had a lot to say.”
Frances also pushed back against critics who claim her teachings are simply “wishy-washy” manifestation advice.
“I get people to question everything they’ve been told about how life works and money works and what’s possible for them,” she said.
“I think there are people making it out to be like, I teach them weird, wishy-washy magical thinking. But I’m a trauma-informed therapist.”
Her interest in spirituality dates back to childhood. Although her family wasn’t particularly religious, Frances says she became fascinated by religion at a young age and even began attending church regularly at just nine years old.
She later earned two Bible school degrees and a master’s degree in counseling before continuing her studies abroad in Bali, where she explored Buddhism and Hinduism.
“When I learned more about energy and more about mindset through my own studies and getting my Master’s, it just informed what I’d always known from religion. It just made everything make more sense,” she said.
Frances also briefly enrolled in a PhD program, though she ultimately didn’t finish it. Still, she says the experience reinforced her belief that mindset principles can also be supported by science.
“You can call it manifestation and make it woo-woo, and it is, but we can also prove it in so many ways, whether we’re talking about science or looking at the fact that every religion and philosophy ever has talked about these principles,” she explained.
Interestingly, Frances says appearing on RHOBH was something she had long believed would happen.
She revealed that she told friends the year before she was cast that she felt she was “meant to be on TV.”
“Who with an online presence that wants to get their work to more people would say no to Real Housewives of Beverly Hills?” she said.
Still, her calm demeanor on the show has sparked criticism from viewers and castmates alike, with some suggesting she avoids conflict or seems overly sensitive.
Frances says she simply approaches disagreements differently than the rest of the group.
“They’d be fighting, and I’d be like, ‘Do I have anything meaningful to say here?’ And also, ‘Do I have anything meaningful to say that they can receive?’” she explained.
“Because I’m not in the environment I’m used to, where everyone in my world is so into personal development, and we’re all wanting to learn and grow from one another.”
“So it’s like, if it’s going to fall on deaf ears, should I even open my mouth right now? So I don’t think they liked that.”
Another moment that caught viewers’ attention involved a tense dinner conversation where her past involvement in a cult was brought up by the group.
Frances says she wasn’t upset that the topic came up — but she was surprised by how it was introduced.
“The weird thing about that to me wasn’t that it came up — it comes up all the time, I’ve written four blogs about it and two articles,” she said.
“I’ve talked about this for years. It’s the intro to my new book.”
“What was weird was it wasn’t like, ‘Hey, Amanda, this is so interesting. Tell me more.’ It was like they were coming at it like it was dirt instead of like it was something that I’ve always talked about for 18 years.”
According to Frances, the conversation felt less like curiosity and more like an attempt to expose something negative.
“It felt like, ‘We are determined to dig up dirt on you, and then when there’s no dirt to be found, we’re just going to not believe anything you say,’” she said.

Leah McSweeney is speaking out after scoring a major legal win in her ongoing lawsuit against Bravo and Andy Cohen.

The former Real Housewives of New York star confirmed that her case will move forward in a public courtroom after a judge rejected a request from Bravo and Cohen to move the lawsuit into private arbitration.
Following the ruling, McSweeney took to Instagram to acknowledge what she described as a “huge ruling,” while also opening up about how difficult the legal battle has been behind the scenes.
According to McSweeney, the lawsuit has taken a serious emotional toll.
“The lawsuit is emotionally and mentally draining,” she shared on her Instagram Story, explaining why she rarely speaks about the case publicly.
Still, the RHONY alum felt the moment was important enough to address, especially after what she says has been a long road since filing the lawsuit nearly two years ago. She also acknowledged that many critics doubted whether her claims would ever make it this far.
“Reality TV might look like entertainment, but behind the drama, there can be harmful misconduct that should never be normalized,” McSweeney said.
As previously reported, a federal judge ruled Monday that Bravo and Cohen cannot move the case into private arbitration after already litigating portions of it in federal court.
Judge Lewis Liman criticized the timing of the request, noting that the defendants only attempted to push for arbitration after trying to have the case dismissed entirely.
The judge suggested the move may have been motivated by concerns over the public discovery process in federal court, referring to the “daunting specter of civil discovery” that could expose internal communications.

Because Bravo and Cohen initially chose to fight the lawsuit through litigation, Liman ruled they had already waived their right to arbitration.
“Defendants are trying to have their cake and eat it too,” the judge wrote in his decision.
McSweeney originally filed the federal lawsuit in February 2024 in the Southern District of New York. The complaint names several defendants, including Cohen, Bravo Media LLC, NBCUniversal Media LLC, Warner Bros. Discovery Inc., and Shed Media US Inc.
In the lawsuit, McSweeney alleges years of disability discrimination, retaliation, sexual harassment, and a hostile work environment tied to her alcohol use disorder and mental health struggles.
According to the complaint, McSweeney disclosed her history with sobriety and relapse before joining The Real Housewives of New York City. However, she claims producers repeatedly pressured her to drink alcohol on camera and discouraged her attempts to remain sober.
The lawsuit further alleges that when she tried to maintain her sobriety, producers mocked her, labeled her “boring,” and even threatened her with lost pay. McSweeney also claims her relapse was ultimately used as a central storyline for the show.
She alleges that the situation eventually led to her being sidelined from future Bravo projects.
Andy Cohen and Bravo have denied any wrongdoing.
With the case now remaining in federal court and moving into discovery, the legal battle between McSweeney and the network is far from over.

Although Andy Cohen questioned Wendy about the arrest at both the beginning and end of the reunion, Crystal said the overall vibe felt off.

Leah McSweeney just scored a significant legal victory in her ongoing battle with Andy Cohen and Bravo.

The former Real Housewives of New York star is keeping her lawsuit in open court after a federal judge rejected a last-minute attempt by Cohen and the network to move the case into private arbitration.
According to court documents obtained by Page Six, Bravo and Cohen initially fought parts of the lawsuit in federal district court. But after early rulings didn’t go their way, their legal team attempted to shift the case to private arbitration, a move that would have kept the proceedings out of public view.
The judge wasn’t having it.
In a pointed ruling, Judge Lewis Liman made it clear the defendants had waited too long to change course. He ruled that by already litigating in federal court, they had waived their right to arbitration and couldn’t suddenly switch strategies after the fact.
As the judge put it, the defendants “cannot have their cake and eat it too.”
Liman didn’t stop there. In a moment of courtroom commentary that felt straight out of a Housewives reunion, the judge called out the timing of the request.
“It was not until after they had taken that gambit and lost, and after they confronted what might have appeared to be the daunting specter of civil discovery in federal court, that they changed course,” Liman wrote.
He also made it crystal clear arbitration wasn’t meant to be used as a backup plan once litigation gets uncomfortable.
“Arbitration is not a fallback position. It is not a second bite at the apple,” the judge wrote. “Rather, a party with a claim to arbitration faces a binary choice: litigation or arbitration. One cannot have it both ways.”
With that ruling, the case will continue in open court in the Southern District of New York.
McSweeney originally filed the lawsuit in 2024, accusing Bravo producers of exploiting her struggles with alcohol addiction during her time on the show. She alleged the production team attempted to push her to drink because they believed she would be more entertaining on camera if she was intoxicated.

In the complaint, McSweeney claimed producers “directly coerced and harassed [her] based on her [addiction].”
Earlier in the case, Judge Liman dismissed one of McSweeney’s claims that she was discriminated against as a recovering alcoholic. The judge ruled that producers have a First Amendment right to create the type of show they want, including one where cast members are expected to drink.
However, he allowed her allegations about producers encouraging and pressuring her to drink to move forward, meaning that portion of the case will now continue through the discovery process.
At this stage, both sides are requesting internal communications and private documents related to the case as the legal battle continues to unfold.
Andy Cohen has denied any wrongdoing.
And with the lawsuit now staying in federal court, the drama between McSweeney and Bravo is far from over.

On the Real Housewives of Beverly Hills After Show, Dorit opened up about the moment she learned Kyle had been discussing her behavior with Bozoma “Boz” Saint John behind her back. And according to Dorit, the whole situation left her feeling like she had been completely played.
The drama stems from a phone call Richards had with Boz while the group was recently spending time together in the Hamptons. During that conversation, Kyle expressed concern about Dorit’s behavior amid her ongoing split from husband Paul “PK” Kemsley, suggesting that Dorit had been acting “manic.”
Kyle pointed to things like Dorit being late for a flight, spending what she felt was too much money while shopping, and generally seeming scattered during the trip.
But Dorit isn’t buying Kyle’s explanation that the comments came from a place of concern.

“I have an issue with ‘friends’ that are concerned, yet they don’t bring the concern to me,” Dorit explained to Boz. “We just spent four days together in the Hamptons, 24/7 for four days. And she’s having a conversation 3,000 miles away with someone, as opposed to sitting down at any point in those four days.”
Boz, however, told Dorit on the After Show that she believed Kyle’s concern seemed genuine. Still, Dorit remained skeptical about Kyle’s intentions and suggested the whole situation made her look foolish.
She later vented about the dynamic in a confessional.
“Again, I find myself the token moron, the token idiot, who actually believed that Kyle and I … were in a good place. She’s brilliant at making me feel that, but what she’s doing behind my back is something completely different.”
The drama comes at an already stressful time for Dorit, who has been navigating a contentious divorce from PK. The couple separated in 2024 after nearly a decade of marriage, and much of the fallout has played out publicly while filming Real Housewives of Beverly Hills.
